How do I book Francis Woodlands for my wedding? Our process for booking your wedding date ensures that you will not be surprised with hidden fees or costs. Step 1: Complete the contact form. Step 1: Schedule your tour Step 2: We will discuss date availability and wedding packages at your tour Step 3: Venue rental Contract and Deposit. We require a signed rental contract and 20% deposit to reserve your wedding date.
How many guests can Francis Woodlands host? From intimate events of 2 up to 100

How long do we have access to the venue? Our standard wedding venue rental is 13 hours from 10 am - 11pm.
What does the rental fee include? Included in your rental are tables, chairs, two getting ready spaces - Francis house & Union Schoolhouse, fire pit, on-site ceremony, set-up and, clean up, staff, and more! Come see us for a tour!
Do you have payment plans? Yes!
What is the alcohol policy? For our celebrations that plan to serve alcohol there are a few things to know. 1 - An approved, licensed and insured bartending company must be used. Don’t worry though! Our inclusive packages already have it taken care of, and for our venue rental package we have a pre-approved list to keep it simple or can assist with scheduling them for you. 2 - You are welcome to provide what you would like served. Please keep in mind that shots, “neat” or doubles are not allowed but the bartenders will gladly mix you a cocktail to enjoy. 3 - All alcohol must be served by the bartender. We have ice onsite as well as large coolers so you won’t have to worry about that either!
Is there a fee for bringing in your own vendors? Absolutely not! Simply have them send us their COI and they’ll be all set.
Where is Francis Woodlands located? Francis Woodlands is about 25 miles northeast from Columbia, MO on 20 private acres just northeast with direct access to Highway I-70 and US-54. Our location is prime middle point between Missouri's two major cities.
Do you require a damage deposit? Yes, a $500 refundable damage deposit is required and covers the entire estate—including the venue, outdoor spaces, and on-site lodging (if reserved). This deposit ensures that everything is left clean, undamaged, and in good condition after your wedding weekend. If all cleaning requirements are completed and no damages are found, your deposit will be refunded within 30 days after your event. The deposit may be partially or fully withheld if: Cleaning requirements are not met Items are damaged or missing Linens (if rented) are stained or torn ($75 per damaged linen) If repairs or cleaning exceed the deposit amount, additional charges will apply. The deposit is also non-refundable if the rental agreement is canceled or payment terms are not fulfilled.
Do you require Wedding Day Insurance? We strongly recommend purchasing Special Event Liability Insurance to protect both you and Francis Woodlands during your wedding weekend. This coverage is outlined in your rental agreement and is required for all events. You have two options: Let Francis Woodlands provide the policy for you for $200. We’ll add it to your invoice and send you a copy of the declarations page before your wedding day. Purchase your own policy through your insurance agent or a third-party provider. Just be sure it meets the coverage requirements below. Coverage requirements: Minimum $1,000,000 per occurrence Minimum $2,000,000 general aggregate Must list Francis Woodlands as an additional insured Must include coverage for bodily injury, property damage, and personal injury This policy gives you peace of mind and ensures everything runs smoothly—no surprises, just celebration.
Can we bring pets to our wedding? Pets are welcome to be a part of your outdoor ceremony but must remain on a leash at all times while at the property. Leashed pets are allowed in the outdoor spaces only and aren't permitted inside of the barn or bridal cottage. After the ceremony and photos, pets should be transported off of the property.
Do you allow fireworks? Fireworks are prohibited at Francis Woodlands. We recommend using sparklers for your wedding exit. The following exit items are also not permitted: Chinese Lanterns Confetti or Glitter Silly String Bird Seed Rice artificial flowers and petals
What is parking like? Designated parking is currently on grass. We hope to upgrade to gravel rocks in the near future
